Upon arrival I greeted the customer and started my work. I started the maintenance by setting the system into heat and cheking the air filter. After that I then inspected the air handler. I monitored all electrical components (amp draw on heat kit was good ) and tested the float switch. After that I cleaned the coils and got a good Delta T. After that I made my way outside to the condencer. I first started by cheking all electrical components, (cap tested 45/10 manufacturing specs 45/10) start up amps were 126 amps, swift services believes that a hard start kit would be needed to improve energy efficiency. I then cheked the refrigerant pressures. System is operating normally at this time.

Replaced compressor using the parts warranty: Evacuate the system of refrigerant, remove the failed compressor, replace compressor, replace the existing filter drier, perform pressure test with nitrogen, pull a deep vacuum of the system, re-charge the system with the appropriate amount of R410A refrigerant.

Arrived to perform a triple maintenance on clients units. Sprayed a coil cleaner and added algicide tablets to all three coils to help kill bacteria and break down any sludge that may be in the drain line. There is no water in the pans or safety Ss2 switches. Tested safety switches and they’re working the way that they should. The Uv lights are on and functioning well. Home is being supplied by 117 (gym area), 113 (upstairs), and 119 (crawl space) degrees. Replaced three carbon filters for client. Two 20x21x5 merv 16 filters and one 20x26x5 merv 16 filter. Tested 30/5 dual run capacitor: (26.7/4.6). Tested 40/5 (41/4.76). And lastly tested 45/10: (46.5/9.93). Checked refrigerant levels and they are where they need to be. Inspected all wiring and all wires are tight and in good shape and getting the correct amperage. At this time all systems are functioning properly.

Swift services came out to install an induct air purifier unit. I installed the Air Oasis Nano but after testing it for proper operation, and giving the homeowner the owners booklet he said that it was not the brand that he and his wife had ordered. After speaking with management we will correct the mixup and come back to install the originally looked at device. Refer to internal notes for further details or the return for service form.

Upon arrival I greeted the customer and started my work. I started my maintenance by checking the filters and turiming the system into heat. I then made my way to the air handler where I cheked all electrical components (heat kit amps 43) and tested the float switch. I then cleaned the coil and recorded the warranty info for the system. He UV light is also working at this time. I then inspected the condencer. Refrigerant pressures were normal, and I tested all electrical components cap tested 79/7.4 manufacturing specs 80/7.5, defrost tested well, and the start up amps were 126. I spoke with home owner abou a hard start kit and customer agreed. System now has a hard start kit. Start up amps have dropped to 110 amps. System operating normally at this time. Customer is also going with the silver maintenance plane.

Swift services responded to a service call with reports that two bedrooms of a home have too cold overnight. I began in the attic by inspecting the duct system itself. The two flexible duct runs going to each room are 8” diameter ducts and were not torn or broken in any way. I measured static pressure as photographed and looked at the blower speed. We are using the highest speed setting at this time and the static pressure didn’t reflect a restriction in air flow. The rooms themselves both have 2 exterior walls and they are the farthest distance from the air handler in the attic of any rooms in the home. Therefore after a discussion with the homeowners I believe the best solution would be a Mini-split system for up to each of the bedrooms. We are having a Comfort Advisor come out for measurements and to provide a price plan for the Minis.

Seasonal maintenance was performed to ensure safe and proper operation of both HVAC systems, todays testing was conducted in the heat mode. Discussed Blue Tube with the homeowner, decline at this time. Maintenance data gathered is as follows: Return air filter status: Homeowner has been changing all of the air filters regularly, Tested 8KW heater downstairs: 33.9 amps, Tested 5KW heater upstairs: 22.23 amps, Applied coil spray to the evaporators, Inspected accessible duct work, Performed static pressure testing and investigated air flow settings, Tested 7.5uf blower capacitor for the upstairs blower: 6mfd, Checked wire connections, Tested safety switches: Pan switch upstairs and SS2 downstairs, Tested dual run capacitors outside, Manually tested system defrost for both heat pumps, Monitored system pressure of the downstairs heat pump: 400psig Head pressure with 27°f of Subcool within +/-5°f of the target, Monitored system pressure of the upstairs heat pump: 395psig Head pressur
