I had a long time contract with the company that Swift purchase. I was fine with he yearly scheduled maintenance. 2 times a year checkups and repair of minor issues. I had just replaced the UV light within the year, I was burned out again. The new company was $199 to replace the bulb. WOW. They $30 to treat the AC drain? WOW, expensive. This will probably be the last time I renew. The old company was not this expensive.
Performed East Coast Agreement tune up. Delta T measured at -21 degrees. Cleaned Evaporator and Condenser coils. Cleared the primary drain line and tested SS2. Capacitor tested in range of 40/5. Wiring was tightened up. System has 103.6psi suction, with 20 degrees of superheat. Homeowner would like to replace blue tube UV light bulb in the fall. System is performing as it should.

Swift Services attempted this morning to perform a maintenance Tune Up for a homeowner. The maintenance technician found that the equipment was freezing up and could not complete the maintenance. When I arrived the system had thawed and upon inspecting the evaporator â€œcaseâ€ coil, it was determined to be defective. The homeowner was informed that the builder may have offered an extended parts warranty on the system and therefore we could perform the coil replacement for only the cost of labor and refrigerant. Attached is a detailed cost estimate listing the steps of the coil changeout procedure.
Corrected installation warranty issues such as dialing in the refrigerant charge and adjusted the blower settings for ideal air flow based the equipment size. Inspected all field braze joints with spray bubbles.
Will check system again on the next tune up.

Preformed a super tune up on two Lennox split heat pump systems, model and serial numbers match in system. Checked filters. Homeowner was aware he had the Lennox pure air kits but was unaware they had to be replaced yearly. He dose not wish to replace them. He will use the regular filters from now on. Removed pure air filters for airflow purposes. Informed homeowner to get new filters they are 2 at 20x20x1 and one at 20x25x1. This is very important. Checked both systems pressures and amp draws. Both units are preforming very well. All wiring connections are tight and free of possible shorts. Cleaned coils and cleaned drain lines. Added algae tabs to drain pan for drain line prevention. Checked duct work. Homeowner said he hears metal clanking near his master bedroom checked for dampers but could not find a source for the noise. Both systems are very clean and working properly at this time.

Swift Services responded to a service call with reports of an air conditioning system not cooling. I was just recently out here for a Tune Up and found no issues. Upon arrival I found that the air handler was working properly but the condenser was not running, there was no water in the overflow protection float switch. At the bottom of the building, the condensing unit didnâ€™t have high voltage. So finally it was discovered that the property owners had a mislabeled breaker, and since theyâ€™ve been doing work such as improvements to the condo, they turned the unit downstairs off. After flipping this breaker back on and monitoring refrigerant levels everything looks great.
Swift Services responded to a service call with reports of water overflowing from an air handler in a condominium building. At first we approached the equipment with the drain in mind. After I assured that draining was properly taking place I looked at other things that could be causing the backup. Capping the drain I found that adding water to the internal evaporator pan directly resulted in an overflow from the back of the pan. This is likely a result of age and issues could also be occurring with the tracking from the evaporator fins themselves. With the age of this system I do not suggest an major repairs take place, simply because of the cost ineffective nature. The system should be replaced to alleviate this occurrence, gain efficiency, and new warranties. Attached is an estimate for the pan replacement should that be the only option. As photographed the coil is in poor condition and may suffer from being removed and reinstalled.

Swift services responded to a service call in the early afternoon with reports of no heat from a package unit heat pump. After the troubleshooting process I diagnosed a failed compressor that was constantly tripping the 30 amp breaker outside. We coordinated with the supply house and the homeowners to then remove the existing compressor and return with the new compressor, all in the same afternoon.
